How to price a homestay room

Many homestay owners copy the rate of the property next door. That rate may suit a different cost base, and it says nothing about meals. A safer method is to start from your own monthly costs, spread them over the room nights you realistically sell, and then add your margin and the commission you pay to OTAs or travel agents.

Room nights sold = Rooms × 30 × Occupancy %
Room cost per night = Monthly fixed costs ÷ Room nights sold + Cost per room night
Selling price = Cost ÷ (1 − Profit margin % − Commission %)

Meal plans explained

  • EP: room only, no meals.
  • CP: room with breakfast. The most common plan for homestays.
  • MAP: breakfast plus lunch or dinner. Popular in hill stations where guests return early.
  • AP: all three meals. Useful for remote farmstays where there are no eateries nearby.

The calculator prices food with the same margin and commission as the room, then shows both a per-room rate and a per-person rate. Per-person pricing is common in the hills and in the North East, where families and groups share rooms.

Tips for better rates

  • Use a realistic yearly occupancy. Pricing on peak-season occupancy makes your rate look cheaper than it can afford to be.
  • Set a weekday rate and a weekend or season rate, but never sell below the room cost shown here.
  • If most of your bookings come through OTAs, check what you really keep with the OTA commission calculator.
  • Project your yearly income and profit with the homestay income calculator.
  • If you are GST registered, room tariff up to ₹7,500 per night carries 5% GST. The rates here are before GST.

Review your costs every season. Electricity, gas and grocery prices change, and a rate that worked last year may now leave you with a much smaller profit.

Frequently asked questions

What is the difference between CP and MAP in a homestay?

CP includes room and breakfast. MAP includes breakfast plus one main meal, usually dinner. AP includes all three meals.

Should I charge per person or per room?

Both work. Per-room pricing is simple for couples, while per-person pricing is fairer for families and groups who share a room with extra guests. This calculator shows both.

Is GST charged on homestay rates?

If you are registered for GST, room tariff up to ₹7,500 per night attracts 5% GST without input tax credit. Whether you need to register depends on your turnover, so check with your CA.
