How a hotel loan EMI is calculated

An EMI (equated monthly instalment) is a fixed monthly payment that covers interest on the outstanding loan plus a part of the principal. In the early years most of each EMI is interest; towards the end most of it repays principal. This calculator shows the EMI, the total interest you will pay over the tenure and a year-by-year amortisation table you can share with a partner or your CA.

EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P = loan, r = annual rate ÷ 12 ÷ 100, n = months

Worked example

A homestay owner borrows ₹50,00,000 at 10.5% a year for 10 years (120 EMIs). The monthly rate is 0.875%, and the EMI works out to about ₹67,470. Over 10 years the owner pays about ₹80,96,000 in total, of which roughly ₹30,96,000 is interest.

Moratorium during construction

Banks often allow a moratorium of 6 to 24 months while a hotel or resort is being built, because the property earns nothing during that time. A moratorium is not free:

  • Interest capitalised: interest keeps running and is added to the loan, so your EMIs are calculated on a larger amount.
  • Interest paid monthly: you pay only interest during the moratorium, and the EMI starts on the original loan amount.

Choose the option in your sanction letter. Paying interest during construction keeps the total cost lower if your cash flow allows it.

Tips before you sign

  • Compare the effective cost, including processing fees, insurance and prepayment terms, not just the headline rate.
  • Most hotel term loans are floating rate, so test your EMI at 1 to 2% higher interest.
  • Check that the property's operating profit covers the EMI with a margin. The hotel ROI calculator and break-even occupancy calculator help you see whether the project can carry the debt.
  • Part-prepay in strong seasons to cut interest, if your loan allows it without heavy charges.

Frequently asked questions

How is EMI calculated for a hotel loan?

EMI is calculated with the formula P × r × (1 + r) to the power n divided by ((1 + r) to the power n minus 1), where P is the loan, r is the monthly interest rate and n is the number of months.

What happens to interest during a moratorium?

Interest keeps running. Either you pay it every month, or it is added to the loan and your EMIs are then calculated on the higher amount.

Does this include processing fees?

No. The calculator covers interest and principal only. Add processing fees, loan insurance and other charges from your bank separately.
