The last-minute question
It is 6 pm, you have 12 rooms unsold, and an empty room tonight earns nothing tomorrow. Dropping the rate feels obvious, but it is not always right. A lower rate only pays if it sells enough extra rooms to make up for the lower price on every room you would have sold anyway — after commission and the cost of servicing the room.
The calculator compares the two options and shows the break-even sell chance: how likely each room must be to sell at the lower rate just to match keeping the current one.
Example
12 rooms unsold, current rate ₹4,200 with a 30% chance of selling each room, proposed rate ₹3,200 with a 60% chance, cost per occupied room ₹800 and 15% commission. Keeping the rate is expected to sell 3.6 rooms and contribute about ₹9,970. Dropping it is expected to sell 7.2 rooms and contribute about ₹13,820, so the lower rate wins — but only if the 60% estimate is realistic. The break-even chance is about 43%.
Estimating the probability honestly
- Look at the same weekday over the last few weeks: how many rooms sold after 4 pm at each price?
- Check your competitors. If they are full, your chance at the current rate is higher than you think.
- Consider events, flight delays, weather and local demand that day.
Protecting rate integrity
- Avoid deep public cuts every evening; guests and OTAs learn the pattern and wait.
- Prefer closed rates — mobile-only, member or walk-in rates — over cutting the public price.
- Never go below the floor: commission plus cost per occupied room.
- Keep channels in parity and raise the rate back for future dates.
To set the right public rate in the first place, use the hotel room rate calculator, and track the effect on RevPAR over the month rather than one night.

Frequently asked questions
Should I always lower the rate for unsold rooms tonight?
No. Lower it only if the extra rooms you expect to sell make up for the lower price on the rooms you would have sold anyway. This calculator compares both options.
What is the lowest rate I should sell at?
Never below the floor of commission plus cost per occupied room, and ideally above it. Below the floor, every extra booking loses money.
Do last-minute rate drops affect rate parity?
Yes. If you cut the public rate on one channel, OTAs and your website must show the same price. Closed rates such as mobile-only or walk-in offers avoid most parity problems.
