Which numbers to track every day
- Occupancy = rooms sold ÷ rooms available × 100. It tells you how full you are, not how well you priced.
- ADR = room revenue ÷ rooms sold. Your average selling rate.
- RevPAR = room revenue ÷ rooms available (or ADR × occupancy). The single best measure of room performance, because it balances rate and volume.
- GOPPAR = gross operating profit ÷ available rooms. Shows whether the revenue is turning into profit.
How to use these tools
Start with yesterday’s figures from your PMS or night audit. Calculate occupancy, ADR and RevPAR, then compare them with the same day last week and last year. When occupancy is high but RevPAR is flat, your rates are probably too low. When rates are high but occupancy keeps falling, check your OTA ranking and competitor prices before cutting the rate.
For pricing decisions, use the rate and discount calculators to see what a discount really costs you after OTA commission and GST. For planning, use the forecast and break-even tools to know the minimum occupancy you need each month.
Good habits
- Report ADR and RevPAR excluding GST.
- Review rates at least daily in peak season.
- Keep complimentary and house-use rooms out of ADR.
- Look at pickup (bookings received per day) for the next 30–90 days, not only today.
Frequently asked questions
What is the most important hotel revenue metric?
RevPAR is usually treated as the key room metric because it combines occupancy and average rate. Pair it with GOPPAR to see profit, not just revenue.
Are these revenue tools free?
Yes. Every calculator on this page is free, needs no sign-up and runs in your browser.
Can a small hotel or homestay use revenue management?
