What a BAR ladder is
BAR (Best Available Rate) is your public, flexible rate for a room type on a given date. A BAR ladder is a fixed set of rate levels, from your floor to your top rate, with a simple rule for when to use each one. Instead of guessing a new price every day, the front office or revenue team moves up or down the ladder as forecast occupancy changes. Every linked rate (non-refundable, corporate, packages, OTA promotions) can then be set as a discount or premium on the current BAR level.
How this generator builds the ladder
- Equal ₹ amount: each level is the same rupee step above the one below. Simple and easy to explain to staff.
- Equal %: each level is the same percentage above the one below, so steps get bigger at the top. This often works better when the gap between floor and top rate is wide.
- Occupancy bands: the range from your start occupancy to 100% is split equally across the levels. Below the start, the floor level applies.
Equal %: Rate = Lowest × (Highest ÷ Lowest)^(k ÷ (levels − 1))
Choosing the floor and top rate
The floor must still be profitable after commission and the cost of servicing a room, so check it against your cost per occupied room and OTA commission. The hotel room rate calculator helps set a sensible floor. The top rate should be what guests have actually paid on your busiest dates, not a rack rate nobody books. In India, also watch the GST line: a BAR level just above ₹7,500 moves the room from 5% to 18% GST, which raises the guest's final price sharply, so many hotels place a level just at or below ₹7,500.
Running the ladder day to day
Review the forecast for the next 30–60 days each morning, move dates up a level when they cross the next band, and avoid dropping more than one level at a time. For a fuller day-by-day approach that also weighs lead time and competitor rates, try the dynamic pricing calculator.

Frequently asked questions
How many BAR levels should a hotel have?
Most hotels work with 5 to 10 levels. Fewer levels make each change large and noticeable; too many levels make the steps so small that they do not change guest behaviour.
Should BAR levels be set by occupancy or by days to arrival?
Forecast occupancy is the simplest trigger and is used here. Many hotels also look at lead time and pickup: a date that is 60% full 3 days out is very different from one that is 60% full 60 days out.
Is BAR the same as the rack rate?
No. The rack rate is a published maximum that is rarely sold. BAR is the rate actually offered to the public on a given date and changes with demand.
