CPOR Calculator
Find your cost per occupied room and how much each room sale really earns after rooms-division costs.
What is CPOR?
CPOR (cost per occupied room) is the average cost of servicing one room night that a guest actually stays in. It covers the rooms department: cleaning the room, laundering linen, replacing toiletries, front desk staff and the share of electricity and water used by rooms. Knowing your CPOR tells you the true floor for your rate on a slow day and how much each room sale really earns.
What to include
- Wages: housekeeping, front office and reservations salaries, overtime and contract labour.
- Laundry and linen: outsourced laundry bills or in-house laundry running cost, plus linen replacement. The linen par calculator helps plan stock.
- Amenities: toiletries, drinking water, tea and coffee, slippers, dental kits.
- Utilities share: the part of electricity, water and gas used by guest rooms.
- OTA commission (optional): many hotels now show CPOR with and without distribution cost, because commission is often the biggest variable cost per room.
Leave out rent, loan repayments, property tax and owner salary. Those are fixed costs that you check with the break-even occupancy calculator.
Worked example
A hotel sells 650 room nights in a month. Rooms costs are ₹3,60,000 (wages ₹2,10,000, laundry ₹45,000, amenities ₹30,000, utilities ₹60,000, other ₹15,000) plus ₹1,80,000 OTA commission. CPOR excluding commission is ₹554; including commission it is ₹831. With an ADR of ₹3,200, each room sold contributes ₹2,369 towards fixed costs and profit.
How to reduce CPOR
- Plan housekeeping shifts to occupancy instead of fixed rosters — see the housekeeping staffing calculator.
- Offer guests an opt-out of daily linen change on multi-night stays.
- Use refillable dispensers instead of small bottles where your category allows.
- Shift bookings to your website to cut commission per room.
Track CPOR monthly. A sudden rise usually points to overtime, laundry rates or utilities waste.
Frequently asked questions
What is the difference between CPOR and ADR?
ADR is the average revenue per room night sold, while CPOR is the average cost of servicing each room night sold. ADR minus CPOR is the contribution each sold room makes towards fixed costs and profit.
Should OTA commission be included in CPOR?
Traditional CPOR covers rooms-department operating costs only. Many hotels also track CPOR including commission because distribution is a large variable cost per room. This calculator shows both.
Why does CPOR go up in low season?
Many rooms costs, such as staff salaries, stay the same while fewer rooms are sold, so the cost per occupied room rises. Flexible rosters help control this.
