Why a homestay needs a business plan

A business plan is not only for big hotels. If you are applying for a bank loan or a state tourism scheme, talking to a partner, or simply deciding whether to convert your family house into a homestay, a short written plan forces you to put numbers on rooms, rates, occupancy and costs. This generator turns a few inputs into a clear, printable plan you can edit and download as a Word file or PDF.

What the plan includes

  1. Executive summary: the homestay, its owner, location, target guests and headline numbers.
  2. Location and market: who will come, when, and how you will stand out from nearby stays.
  3. Rooms and services: what guests get, plus your unique selling point.
  4. Pricing: normal, peak and low-season rates, with the GST note for room tariffs.
  5. Marketing plan: OTAs, Google reviews, social media and direct WhatsApp bookings.
  6. Operations: check-in rules, staffing, cleaning routines and licences.
  7. Financial summary: a three-year projection of room nights, revenue, costs and profit, with payback on your investment.
Revenue = Rooms × 365 × Occupancy × Average rate  |  Profit = Revenue − Running costs

Making the projections realistic

New homestays rarely fill up in the first year. The plan assumes year-1 occupancy at about three quarters of your year-2 target, then a modest rise in year 3, capped at 85%. Rates and costs both rise 5% a year. Be careful with the running cost figure: include staff, food for breakfast and meals, electricity, water, Wi-Fi, repairs, toiletries, linen replacement and OTA commission. If you are unsure, estimate your income season by season with the homestay income calculator first.

Before you submit it

  • Replace the general market lines with what you know about your destination: peak months, festivals and nearby attractions.
  • Check which registrations your state requires; the hotel licence checklist is a good starting point.
  • If a bank needs it, ask your CA to review the projections and add a loan repayment schedule.

Frequently asked questions

What should a homestay business plan include?

An executive summary, location and market, rooms and services, pricing, marketing, operations and a financial summary with revenue, costs, profit and payback.

Can I use this plan for a bank loan?

You can use it as a starting draft. Banks usually also need a detailed project report, cost estimates and repayment schedule, so ask your CA to review and complete it.

How is the payback period calculated?

The plan adds up yearly profit from the three-year projection and shows when it covers your investment. If it does not within three years, it estimates payback from year-2 profit.
