Airbnb Income Calculator
See what your Airbnb or homestay listing earns each month after platform fees, cleaning and running costs.
What your Airbnb listing really earns
The nightly rate on your listing is not what lands in your bank account. The platform deducts its host fee, you pay for cleaning between every stay, and electricity, Wi-Fi, toiletries and maintenance run every month whether guests come or not. This calculator turns your rate, occupancy and average stay into gross income, platform fees and net monthly income for an apartment, villa or homestay room.
Understanding the inputs
- Occupancy: the share of nights booked. New listings usually start lower and improve as reviews build up.
- Average stay: shorter stays mean more check-outs, more cleaning fees collected and more cleaning costs paid.
- Host fee: the default of 15% reflects a host-only fee structure. Under a split-fee structure the host pays a much smaller share and guests pay a service fee. Check the fee shown in your own account and enter it here.
- Running costs: monthly bills and supplies that do not depend on the number of guests.
GST and tax
Short-stay accommodation is taxable. Room tariffs up to ₹7,500 per night attract 5% GST. Whether you charge it yourself or the platform handles it depends on your registration status and the e-commerce rules, so confirm with your CA. Rental income is also taxable as income. Enter rates excluding GST in this calculator.
How to increase net income
- Price weekends, long weekends and festival dates higher than weekdays.
- Set a minimum stay of two nights on peak dates to cut cleaning turnover.
- Offer weekly and monthly discounts in the low season to fill gaps.
- Build repeat and direct WhatsApp bookings to reduce platform fees.
If you run several rooms with seasonal rates, the homestay income calculator gives a season-by-season view. To plan a long-stay offer, use the length of stay discount calculator.
Frequently asked questions
How much does Airbnb charge hosts in India?
It depends on your fee structure. A host-only fee is usually around 14 to 16% of the booking, while under a split fee the host pays a small share and the guest pays a service fee. Check your own account settings.
Do I need to pay GST on Airbnb income?
Room tariffs up to ₹7,500 per night attract 5% GST. Whether you pay it or the platform collects it depends on your registration status, so check with your CA.
Is the cleaning fee counted in income?
Yes. The cleaning fee you charge guests is part of your gross income and the host fee applies to it. Your actual cleaning cost is then deducted as an expense.
