Why gross RevPAR flatters you
RevPAR (room revenue ÷ available room nights) is the standard way to compare hotel performance. But it counts a ₹5,000 booking from an OTA the same as a ₹5,000 booking from your own website, even though the OTA booking may cost you ₹900 or more in commission. When most of your business comes through OTAs, gross RevPAR can rise while the money you keep stays flat. Net RevPAR fixes that by subtracting what it costs to get each booking.
Available room nights = Rooms × Days in the period
What to count as distribution cost
- OTA commission, including GST on commission if you cannot claim input tax credit (common for hotels charging tariffs up to ₹7,500, where room GST is 5% without ITC).
- Travel agent and GDS commissions and transaction fees.
- Payment gateway charges, booking engine and channel manager fees for direct bookings, if charged per booking.
- Any OTA promotion or visibility programme fees.
Enter each channel's share of room revenue and its total cost as a percentage. The calculator shows the cost and net revenue per channel and highlights the most expensive one.
Using the result
Track Net RevPAR next to gross RevPAR every month. If gross RevPAR grows but Net RevPAR does not, your growth is being bought with commission. The usual levers are moving repeat and nearby guests to direct booking, reviewing which OTA promotions really add business, and checking that commissions billed match your contracts. The channel mix calculator helps plan a better mix, the OTA commission calculator checks a single booking, and the direct booking savings calculator shows what each shifted booking is worth. Keep in mind that OTAs also bring guests you would not reach otherwise; the aim is a balanced, profitable mix, not zero OTA business.

Frequently asked questions
What is the difference between RevPAR and Net RevPAR?
RevPAR divides room revenue by available room nights. Net RevPAR first subtracts distribution costs such as OTA commission, agent commission and payment fees, so it shows the room revenue you actually keep per available room.
Should GST on OTA commission be included?
Include it if you cannot claim input tax credit on it, because then it is a real cost. Hotels charging room tariffs above ₹7,500 that claim ITC can leave it out.
Is direct booking really free?
No. Direct bookings still carry payment gateway, booking engine and marketing costs. They are usually cheaper than OTA bookings, which is why they are entered with a lower cost percentage.
