Revenue is not profit

Many new hosts work out their Airbnb or homestay income as nightly rate × nights booked and stop there. The real number is much lower once the platform fee, cleaning and laundry for every turnover, supplies, electricity, internet, rent or EMI and maintenance are taken out. This calculator puts all of them in one monthly view and shows the profit, margin, break-even occupancy and how many months it takes to recover your setup cost.

Monthly profit = (Nights × Rate + Stays × Cleaning fee) − Platform fee − Tax − Stays × (Cleaning cost + Supplies) − Fixed costs

Nights booked = 30 × occupancy, and stays = nights ÷ average stay length. Shorter stays mean more turnovers, so more cleaning cost but also more cleaning fees.

Platform fees and tax: use your own numbers

Booking platforms use different fee structures. In some, the host pays a larger fee and the guest pays none; in others the fee is split between host and guest. The rate also depends on your settings, location and policies, and can change. The 15% default here is only a placeholder; take the actual percentage from your payout statement. Whether you need to charge or pay GST depends on your turnover, registration and how the platform handles tax on your bookings, so confirm with a CA rather than guessing.

Worked example

A one-bedroom flat at ₹3,500 a night with 60% occupancy is booked 18 nights a month. With a 2-night average stay that is 9 stays, so revenue is ₹63,000 plus ₹4,500 in cleaning fees, or ₹67,500. A 15% platform fee takes ₹10,125, cleaning and supplies ₹5,850, and rent, utilities and maintenance ₹33,000. Profit is about ₹18,500 a month, a 27% margin, and a ₹3 lakh setup is recovered in roughly 16 months.

How to improve the result

  • Raise occupancy on weekdays with weekly or monthly stay discounts, which also cut turnovers.
  • Price weekends and peak dates higher instead of one flat rate all month.
  • Set a cleaning fee that covers the real cost; the Airbnb cleaning fee calculator shows how.
  • Get more direct repeat bookings, which avoid platform fees.

For a quick revenue-only estimate, the homestay income calculator is simpler; this tool is for the full profit picture.

Frequently asked questions

What platform fee should I enter?

Use the actual percentage deducted from your payouts, which you can see in your earnings or payout statement. Fees differ by platform, fee structure and settings, so the default 15% is only a placeholder.

Do Airbnb and homestay hosts in India pay GST?

It depends on your turnover, whether you are registered and how the platform collects or pays tax on your bookings. Rules can change, so ask a CA and enter the percentage that applies to you.

What is a good profit margin for an Airbnb?

It varies widely with rent, location and occupancy. Owned properties without rent or EMI usually show much higher margins than rented ones. Focus on covering all costs at a realistic occupancy, not a best-case one.
